What are my obligations as a seller with a listing on MLS?

A series of regulations are attached to posting listings on MLS. As a part of the listing process we publish your listing on MLS, our platform and dozens of other websites to generate as much traffic as possible.

As the licenced broker enabling your listing to be posted on MLS, Bōde is accountable for any regulatory infringements that occur with your listing. As a result, it is crucial that you are aware of and adhere to the rules that apply to a mere posting listing:

  • The local real estate board requires that you provide a copy of all signed contracts, addendums, and notices within 24 hours so that we may update the status on the MLS. Failure to do so may result in fines imposed by the real estate board.

  • You acknowledge that it is a violation to provide false or incorrect information about your property.

  • In order to be listed on the MLS, you agree to cooperate with Buyers and Buyer’s Representatives.

  • If you sell to a Buyer who has a Representative, you agree to pay the co-operating brokerage the amount committed to.

  • When adequate notice is provided (24 hours), your property shall be made available for viewings. Failure to do so may result in fines imposed by the real estate board. If you cannot accommodate viewings within 24-hours notice, you must inform us and we will temporarily withdraw your listing from the MLS.

  • You acknowledge that you may not use photos or measurements that were completed by a previous real estate associate. Bōde offers professional photography and measurement services.

  • You may not refer to your home as being for sale ‘by owner’ as the MLS is an agent-owned system. You may say that you have chosen to work with a “limited services brokerage".
